If the house is in Meridian, does Ada County probate have to finish before any sale?

Not as a blanket rule. Whether a court file is needed depends on how title sits, what the estate papers say, and other facts this website cannot see. Idaho’s Uniform Probate Code describes powers of an appointed personal representative; it does not declare that every west Ada house must complete probate first.

What do Idaho Code 15-3-711 and 15-3-715 actually authorize?

Section 15-3-711 places estate title in an appointed personal representative, held in trust for creditors and other interested persons, with power that may be used without a hearing unless a restriction applies. Section 15-3-715 then lists proper transactions, including buying or disposing of land and selling estate real property, subject to the will, court limits, and fiduciary duties. Those sections do not turn every heir or named beneficiary into a signer.

Can I rely on a transfer-on-death deed for a Meridian lot in 2026?

Do not. Idaho’s official Title 15, Chapter 6 currently publishes Parts 1–4. Senate bill S1399 is treated here as a proposal, not enacted law. Confirm the Idaho Legislature’s statute pages before repeating a blog claim about TOD deeds.

Does an inherited Meridian sale automatically avoid capital-gains tax?

No page on this site can promise that. Federal basis for inherited property often starts from fair market value at death, or an alternate valuation where those rules apply — see IRS Publication 551. Idaho has separate income-tax rules and a capital-gains deduction that is not automatic. Ask a tax professional with your documents.

Is Idaho’s seller disclosure form always required on an inherited west Ada house?

Idaho Code § 55-2505 lists transfers the Property Condition Disclosure Act does not cover, including certain estate, fiduciary, inherited-property, and court-ordered transfers. This site cannot tell you an exemption fits your closing.
